How to Calculate a Lease Payment
Lease payments consist of two parts:
- Depreciation Fee: The portion of the car's value you're using
- Rent Charge: The interest on the money the leasing company has tied up in the car
Lease Payment Formula
Monthly Payment = Depreciation Fee + Rent Charge
Depreciation Fee = (Adjusted Cap Cost - Residual Value) / Lease Term
Rent Charge = (Adjusted Cap Cost + Residual Value) × Money Factor
Key Lease Terms Explained
MSRP (Manufacturer's Suggested Retail Price):
- The sticker price of the vehicle
- Used to calculate residual value
- Negotiating below MSRP saves money
Capitalized Cost (Cap Cost):
- The negotiated price of the vehicle
- Lower is better - negotiate this!
- Similar to purchase price when buying
Residual Value:
- The expected value of the car at lease end
- Expressed as a percentage of MSRP
- Higher residual = lower payment
- Typically 50-60% for 36-month leases
Money Factor:
- The interest rate in lease terms
- Convert to APR: Money Factor × 2400
- Lower is better
- Typical range: 0.00125 to 0.00200 (3-4.8% APR)
Adjusted Cap Cost:
- Cap Cost minus down payment and trade-in
- The actual amount being financed
- Lower reduces your monthly payment
Sample Lease Calculation
MSRP: $40,000
Negotiated Price: $38,000
Residual Value: 55% ($22,000)
Money Factor: 0.00125 (3% APR)
Lease Term: 36 months
Down Payment: $2,000
Adjusted Cap Cost = $38,000 - $2,000 = $36,000
Depreciation Fee = ($36,000 - $22,000) / 36
= $14,000 / 36
= $388.89
Rent Charge = ($36,000 + $22,000) × 0.00125
= $58,000 × 0.00125
= $72.50
Monthly Payment = $388.89 + $72.50 = $461.39
Lease vs Buy Comparison

| Equity at End | $0 (return car) | $10,500 (approx.) |
| Mileage Limit | 10K-15K/year | Unlimited |
Money Factor to APR Conversion
| Money Factor | Equivalent APR |

Leasing Tips
Before Leasing:
- Check your credit score (needs to be 680+ for best rates)
- Research residual values for your target vehicle
- Get pre-approved from multiple sources
- Know the money factor before visiting dealer
At the Dealer:
- Negotiate the capitalized cost first
- Don't reveal you intend to lease until price is set
- Ask for the money factor (lower is better)
- Ask for residual value percentage
- Avoid capitalized cost reduction (large down payments)
Watch Out For:
- High money factors (dealer markups)
- Low residual values
- Excessive fees (acquisition, disposition)
- Unnecessary add-ons
- Gap insurance requirements
End of Lease Options
When Your Lease Ends:
- Return the car: Walk away (paying any excess wear/mileage fees)
- Buy the car: Pay the residual value to keep it
- Lease again: Start a new lease on a new vehicle
Consider Buying If:
- The car is worth more than residual value
- You love the car and want to keep it
- You exceeded mileage allowance significantly
- The car has excessive wear that would be expensive to fix
